Prepare your home for the inspection; a well prepared home makes for a
HAPPY INSPECTOR and an "easier inspection"

The following are my policies and should be taken care of before the inspector arrives

  • If you know of any leaks or issues that the inspector should be aware of, before s/he starts running fixtures, hvac, unsafe attic stairs, etc, you should leave a note describing such. I test everything in NORMAL MODE with NORMAL HomeOwner USER CONTROLS; if a latent deficiency is discovered such as a leak; I will attempt to turn off the source and if needed contact the listing agent. I am not responsible for deficiencies; I merely report them. The homeowner should be aware of leaks or safety hazards and should notify the inspector rather than allowing it to cause damage or hazard in the process of inspection
  • If there is a light or switch that may be difficult to determine its purpose & or location, you might leave a note describing such
  • If the home is vacant:
    Please ensure that all utilities: electrical, water, and gas (if applicable) are on and ready before the inspection
  • If the home is occupied, furnished, & or staged:
    • Ensure clear, unrestricted access being a minimum 24" pathway to & 36" front and side clearance at all crawlspace portals, electrical panels, attics, hvac systems, water heating appliances, fireplaces, sprinkler controls, pool equipment, etc, as it is beyond the scope of the TREC SOP inspection protocol for the inspector to climb over/under or move any belongings, storage, or furnishings to access any area, component, or item; this means clear access to and around all equipment in closets, garages, & attics, etc.
    • Any minor children under the age of 18 should not be left unattended at the property and must always be accompanied by (in the same room as) a responsible adult parent or guardian, during the entirety of the inspection, for the liability protection of the inspector
    • Any and all pets must be secured but non-obstructive to the inspection; ie. crated, fully controlled in a location that is not obstructing an entire room; is not obstructing an exterior wall/side of the home (dog run).
      We do not baby sit pets and will not be responsible for their movements within or out of the home; Best case scenario; all wandering pets (not tank or cage pets such as fish, birds) are removed from the property for the inspection
    • Reinspection of inaccessible or otherwise obstructed areas & or components will result in a fee of not less than $250 and $1 per mile for the inspector to return to the property.
    • It is the seller's responsibility to have the home prepared for the inspection;
      it is the listing agent's professional responsibility to ensure the seller knows and complies.
